House clearance in Wolverhampton & the West Midlands
Full or part clearance of properties of every size — sorted, loaded and responsibly disposed of, with a clear price agreed before we start.
A complete house clearance, handled for you
A house clearance is far more than rubbish removal. We sort through the contents, lift and load everything ourselves, separate what can be reused, recycled or donated, and leave the property broom-clean and ready for sale, rental or handover.
We clear properties of all sizes — from a one-bed apartment to a large family home — and we're used to working sensitively when a clearance follows a bereavement, a move into care, or a difficult time.
Every clearance includes
- All labour, sorting, lifting and loading
- Furniture, white goods, appliances and electricals
- Carpets, curtains, clothing and general household items
- Loft, garage, shed and garden items
- Responsible disposal with recycling and donation prioritised
- Waste Transfer Note available for your records

Cost guide
What affects the cost of a house clearance?
We price on the volume of items and how easy the property is to access — not a one-size-fits-all rate. These are typical 2026 UK ranges to help you budget; your quote will be exact.
| Property / job | Typical guide price |
|---|---|
| Single room, loft or shed | £100–£300 |
| Garage clearance | £150–£300 |
| 1–2 bedroom flat | £300–£600 |
| 2–3 bedroom house | £450–£900 |
| 4+ bedroom / heavily furnished | £900–£1,500+ |
| Probate or heavily cluttered property | Priced individually |
Things that change the price
Volume & contents
The more there is to clear, the more labour and van loads required. Heavily packed or hoarded homes take longer.
Access
Stairs, narrow doorways, no parking or a long carry to the van all add time on the day.
Special-disposal items
Fridges, freezers, mattresses and large electricals must be handled in a specific way and carry a small extra cost.
Urgency
Same-day or next-day jobs can carry a small premium because we reorganise the schedule to fit you in.
Questions
House clearance FAQs
How long does a house clearance take?
Most standard clearances are done in a single visit. A one or two-room job can take under two hours, while a fully furnished three or four-bed house may take most of a day. We'll give you a realistic timescale with your quote.
Do I need to be there on the day?
It helps to be there at the start so you can point out anything to keep or anything fragile, but it isn't always essential. For probate and tenancy jobs we can often arrange access with you in advance.
What can't you take?
We can't remove hazardous materials such as asbestos, chemicals, gas bottles, clinical or medical waste. If you're unsure about a specific item, send us a photo and we'll advise before the day.
Will VAT be added to the price?
We'll always quote you a clear total so you know exactly what you're paying. Ask us to confirm whether VAT applies to your job when you get your quote.
Can you sell or offset valuable items?
Where a property contains items with genuine resale value, that can sometimes be taken into account to reduce your overall cost. Mention it when you call and we'll have that conversation honestly.
